POSITION: Depot Manager
REPORTS TO: Senior Manager
JOB SUMMARY: A Depot Manager is responsible for the professional operation of an All Aboard Storage Depot. The Manager is responsible for all office operations, renting units and Point of Sale items, maintenance, marketing and security of the facility.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Implement, follow and enforce any procedures set for in the Operations Manual.
  2. Operate the Depot at its best economic and square footage occupancy.
  3. Visually inspect the facility daily for any security or maintenance issues.
  4. Assist in preparing annual goal projections for your Depot.
  5. Handle all customer inquiries or problems in a timely, courteous manner.
  6. Be responsible for accurate computer accounting records.
  7. Prepare in a timely manner such management, marketing, operating or other reports as required.
  8. Prepare at least annually a marketing/sales plan for your facility.
  9. Follow proper dress attire, good grooming and hygiene habits.
  10. Perform minor maintenance repairs as necessary.
  11. Perform any other managerial duties as requested.

POSITION: Maintenance Technician I
REPORTS TO: Maintenance and Construction Supervisor
JOB SUMMARY: General maintenance work at all properties. Requires good organizational and communication skills.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Changing all types of light bulbs and ballasts.
  2. Basic carpentry skills with a solid understanding of carpentry tools.
  3. Changing filters for all types of HVAC systems.
  4. Skilled in the usage of pressure washing systems and the chemicals involved.
  5. Basic mechanics
  6. Basic painting
  7. Work with concrete and asphalt surfaces.
  8. Finding leaks, patching and repairing various roof types.
  9. Installation and maintenance of overhead doors.
KEY INDICATORS - Help Supervisor attain Key Indicators as follows:
  • No more than two worker's compensation claims per year
  • Innovation - Better use of tools and equipment with consistently up-to-date inventory
  • Keep Depot Managers in the loop and happy with progress of maintenance items and priorities
  • Well maintained properties

POSITION: Custodian I
REPORTS TO: Maintenance and Construction Supervisor
JOB SUMMARY: Position involves lifting items as much as 90 pounds, working on scaffolding, climbing ladders, bending and stooping. These position require a valid drivers license as well as possible use of own vehicle.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Clean bathrooms
  2. Mopping, stripping and waxing floors
  3. Washing windows inside and out
  4. Vacuuming floors
  5. Maintain pools
  6. Washing and waxing vehicles
  7. Assisting facilities managers with special cleaning needs
  8. Understand use of cleaning agents and their safe use in the workplace
  9. Keep exterior of properties free of trash and debris
KEY INDICATORS - Help Supervisor attain Key Indicators as follows:
  • No more than two worker's compensation claims per year
  • Innovation - Better use of tools and equipment with consistently up-to-date inventory
  • Keep Depot Managers in the loop and happy with progress of maintenance items and priorities
